Innovation

The building was structurally sensitive, as it was not previously comfort cooled and new openings through the existing structure were impossible, owing to the original design and construction technique.

Halligan Consulting Engineers suggested a method of distributing ductwork horizontally at roof level. Numerous vertical air ducts were located in details around the perimeter of the building, together with heating and chilled water pipework distribution.

"Revolutionary Concept"

An external cladding detail was evolved that would permit this revolutionary concept.

The main contractor employed Halligan Consulting Engineers as their advisors.

A detailed scheme was evolved incorporating perimeter fan coils, served from vertical primary air ductwork risers and additional perimeter risers carried the chilled water and heating from the roof top plant.

The elimination of conventional horizontal pipework and ductwork distribution permitted minimum ceiling voids and consequently, maximum floor to ceiling height.

The development also included a 240 space multi-storey car park which was fully refurbished during the construction phase.
